Sell a Fire Damaged House in Downtown and Central City

Close to the centre the lots are tight and the buildings are near each other. On masonry stock that turns a structural question about your house into a practical question about everyone next to it.

The Fall Zone Reaches Other People

Unreinforced masonry can fail outward as well as inward. On a generous lot that is a problem confined to your own ground. Close to the centre, where buildings sit near their boundaries, it is not.

That changes the urgency of getting an engineer to the property rather than the legal position. A damaged masonry wall near a neighbour's building is a matter other people have a legitimate interest in, and one they will raise if you do not. The framework is on our page covering the brick and the exemption.

Should I Tell the Neighbours?

Yes, early and directly. People who understand what is being done and roughly when are patient; people looking at a damaged wall with no information escalate. It also means somebody is watching the building on days you are not there, which on a property you have been displaced from is worth having.

Access Costs Real Money Here

Tight lots with buildings close on either side constrain equipment, deliveries and material handling, and masonry work is heavy work.

Where a wall needs shoring, taking down or rebuilding, the plant required has to reach it. None of that is visible in photographs and all of it appears in quotes, which is a reason to prefer a buyer who has stood on the site over one pricing from an aerial image.

Does That Affect the Offers?

It widens them. A buyer who has visited prices the access constraint; one who has not either guesses high to be safe or guesses low and revises later. On masonry files close to the centre the spread between informed and uninformed offers is larger than anywhere else in the city.

We publish no structural conclusions, access assessments or values for individual downtown properties. An engineer, a contractor on site and local sale evidence answer those.

Shoring Is a Legitimate Interim Step

Owners tend to think in terms of repairing or not repairing. On masonry there is a step between: temporary shoring that stabilises a wall while the decision is made.

It costs a fraction of a repair, it addresses the thing that makes neighbours and the city anxious, and it buys the time to establish what the building is worth and what the tax position is. Whether it is appropriate is an engineer's call.

The Exemption Runs Alongside

Displacement threatens the residential exemption here as everywhere in the state, through the 183 consecutive days test and the declaration that follows a change of mailing address.

It is worth handling in parallel with the structural question rather than after it, because the 90-day window under section 59-2-103.5(8) does not wait for an engineer's report.

Downtown in Context

Where the oldest masonry sits on steeper streets, see our page about the Avenues and Capitol Hill. Where lots are generous and construction later, see our page for the south valley.

The Provisions Behind a Central City File

Utah prohibited new unreinforced masonry construction from the 1970s, and estimates of the remaining stock run from more than 90,000 on the Wasatch Front to roughly 144,000 across the valley.

The residential exemption at section 59-2-103 removes 45 per cent of value on 183 consecutive days of occupation, with 90 days to return a declaration under section 59-2-103.5(8).

Downtown Questions

My Wall Is Close to the Neighbour's House.

Then an engineer is genuinely urgent, and telling the neighbour what is happening is worth doing the same day.

Can the Wall Be Propped Rather Than Rebuilt?

Temporary shoring is often available and it is an engineer's decision. It buys time without committing you to a route.

Will You Buy in Central City or Ballpark?

Yes, in any condition, including buildings that have been shored or condemned.
