Questions We Get Asked

Sorted by who can answer them. Almost every question here has one correct source, and for most of them that source is not a cash buyer. Knowing which is which saves a good deal of time.

Only a Structural Engineer Can Answer

Is the Wall Going to Stay Up?

Nobody can say from photographs or from experience of similar houses. It depends on that wall, its mortar and what is left tying it.

Is the Masonry Structural or a Facing?

Visible at an opening in section. It is the cheapest consequential check available on an older Salt Lake house.

Does the Chimney Need to Come Down?

An engineer's call. A fire that took the roof usually removed whatever restrained the stack at roof level.

Can It Be Shored Rather Than Repaired Now?

Often, and it is an engineer's decision. It stabilises the building while you decide, at a fraction of a repair.

Only the County Assessor Can Answer

Do I Still Have the Exemption?

They hold the record and the Valuation Notice in July or the Tax Notice in November will show it. Better to ask than to find out.

Has a Declaration Been Sent to Me?

Ask, particularly if your post is redirected. Section 59-2-103.5(8) allows 90 days from the letter's date and some counties apply 30 days from notice.

Would a Tenant Preserve It?

The statute allows a tenant to be the qualifying occupant. Whether it works for your circumstances is theirs to say.

What If I Have Already Lost It?

Ask about reinstatement and about the part-year provisions rather than assuming the year is gone.

Only a Local Agent Can Answer Well

What Is It Worth Repaired?

Recent sales on your street. Get it from somebody who is not buying, because every offer you receive is a subtraction from this number.

Would It Sell as It Stands?

Sometimes, and the market is narrow for a building most purchasers cannot finance or assess. Worth asking before assuming either way.

A Buyer Can Answer These

What Does the Work Cost?

We commission it repeatedly rather than estimating it occasionally, which is the one thing we know better than the other sources on this page.

Will You Buy a Condemned Building?

Yes. A report makes our figure firmer rather than weaker, because it removes the uncertainty we would otherwise price for.

Can I Sell With an Open Claim?

Yes. Who keeps the proceeds is a contract term rather than a legal barrier.

Is There a Fee for a Figure?

None, and declining costs nothing either.

Only You Can Answer These

Repair, Rebuild or Sell?

Once the walls, the exemption and the finished value are established, this is preference rather than analysis.

Do I Want to Run a Rehabilitation?

A real question rather than a lesser one. Managing masonry work remotely or alongside a job is a substantial undertaking.

How Fast Do I Need to Move?

Slowly on the decision. Quickly on the engineer, on anything from the assessor, and on keeping people out of the fall zone.

If your question is specific to your property — and the good ones usually are — send the address. The answer often turns on the build year and what the walls actually are, and our service area index sets out what changes across the region.
